Schwab Corporate Real Estate (CRE) provides safe, reliable and effective facilities that support the Company’s business needs. We oversee a portfolio of over 5 million square feet consisting of over 330 offices. Our services include facility management, property management, project management, design, construction, transaction management and lease administration.
CRE is looking for a Regional Facilities Manager with experience in the commercial retail space to join our team. This full-time position will be based in Los Angels or Pasadena.
The position will face challenging work, located in multiple states. The majority of sites are small, retail type branches (approximately 30-40 sites) scattered across the territory.
The use of technology and computer platforms is critical to the success of the candidate.
This role will require 25-50% regional travel
What you’ll do:
Own the Relationship(s)withassigned locations / Preventative& Corrective Maintenance / On-site inspections / Project Coordination ensuringa total ownership of the assigned locations
Demonstrate financial abilityto developandmanageoperational andcapital budgets; create and implement savings initiatives across the portfolio and have financial responsibilityfor annual operating / maintenance budgets
Build & maintainrelationshipswith the client groups, specificallyRetail Branch Managers, Branch staff, Corporate Management & internal staff
Own & Manage Landlord / PropertyManagement relationships ensuring& enforcingcompliancewiththe lease agreements for Retail Branch locationswithin the assigned portfolio
Activelymonitor & ensure costeffective, timelyresponse to emergency&urgentrequestswithinapproved Service LevelAgreements (SLA's)
Activelymonitor & ensure costeffective timelycompletion ofroutine preventative & corrective maintenance withinapprovalSLA's
Ensure adherence to all national & regionalcontracts supporting the Retail Branch including contracts SLA's,warranty & expense
Conduct routine on-site inspections to ensure clean, professional,wellmaintained facilities that effectively represent theSchwabCompanybrand ( moderate travel required )
Effectivelyutilize the on-site visit to enhance& maintain relationshipswithBranch Managers, Office Managers, Office Managers, Landlords, PropertyManagementCompanies &supportingvendors

Oversee all major R&M projects, Capital Projects and Space build outswithin the assignedportfolio
Provide comprehensive Project Coordinationserviceswithin theassigned portfolio
Ensure all critical aspects of the project relatedconstruction, project coordination and completion are addressedpromptlyand ina professional, cost effective mannerwith all of the project scope, budget and scheduleobjectivessatisfied
ParticipatewithSchwab CRE andits design resources regardingbranch space planningneeds, project scope definition, overalldesign and project planning
Ensure superior Client serviceto Branch Managers / Office Managers andtheir teams
Demonstrate subject matter expertise in facilitymanagement, project management, client relations, and budgetdevelopmentandmanagement
Assume full responsibilityforthe operations, financial management, and client relations atassigned locations
Work and manage relationshipswithother commercial realestateproperty managementcompanies at leasedsites
Ensure adherence andenforcethe terms ensure compliancewill allleaseagreements
Actively assess, report, process, & track potential risk management issues
Workwith Portfolio Directors,Design& Construction, buildingowners andbrokers on potential lease tours, associated fit-out costs and movinglogistics
Analyze site capabilities and limitations; evaluate facilityalternatives proposed inorder to recommend the most effective long-range plan solutionwith integrating clientneeds
What you have:
Four year college/university degree required; or at least 5 years+ of facility management experience including at least 2 years at the level of Facility Manager
CFM, FMA, RPA industry certifications recommended;
Must have both breadth and depth of experience in all facets of property operation and building management.
Excellent technical, interpersonal, and analytical skills required.
Excellent written and oral communications skills required.
Must be familiar and proficient with personal computers and PC based software such as Microsoft Excel, PowerPoint and Word.
